Selling Your Los Feliz Home? Get the Price Right the First time

Do you want to sell in the least amount of time and for the highest possible price?

Of course you do. And that means your home needs to be priced correctly when it comes on the market for the first time. There are several reasons why - the first being that Los Feliz agents with buyers who haven't yet found the perfect home are searching the listings, looking for new possibilities. When those agents see your new listing, they'll examine the photos and read the descriptions. They'll check your square footage and amenities. They'll consider your neighborhood. Then they'll weigh all those elements against the requirements of their buyers who are looking in your price range. If your home looks promising, they'll schedule a showing. As a result, a home for sale will often see the most activity in the first couple of weeks after it comes on the market. It's true that those first buyers may not be "the ones," but if your home makes a good impression on the local agents who show it, they'll be back with other buyers. On the other hand, if they believe it is over-priced, they'll avoid showing it. Agents don't want to waste their time. Next, both buyers and agents search within price ranges. Buyers who can pay up to $600,000 generally don't even look at homes priced at $675,000, nor do their agents. And buyers searching for higher priced homes may want more square footage, more amenities, or a different location. So while sellers may have the idea that they can price high and come down when there's an offer, chances are there won't be any offers. An overpriced house is simply being seen by the wrong buyers.

Overpriced homes become "Stale on the market."

Of course you can list high and reduce the price later, but that's not a good idea because of buyer attitude. One question agents hear from many buyers is "How long has this house been on the market?" They have a preconceived idea that if a home has been for sale for quite a while, there's something wrong with it. The result is that they either won't want to see it, or they'll view it as a house on which they can make an offer well below market value.

The sad truth is that homes first listed above market value often sell for below market value – and only after an extended listing period.

That's why I take my time and do careful research when preparing a market analysis. The price analysis I give you might not be what you'd like to hear, but it will be an accurate estimate of your home's market value on the day it goes on the market.

Los Angeles Short Sales- The bank Can No Longer Come After You for the Balance Owed!

If you need to short sell your Los Angeles home, now you can do that without worrying that the bank will come after you for the balance due. A short sale is when the owner of a property owes more on the loan than the property can currently be sold for. The owner must get the sale approved by their lender/lenders because the amount owed will be “short” of what is currently owed on the property. Since January of this year, California residents who need to short sell their homes have been protected against the first lien holder coming after them to pay the balance owed after the sale. SB 580e, took care of that for us and applies to single family homes and income properties up to 4 units.

Many Sellers Have Multiple Loans

Most underwater Los Angeles property owners have more than one loan against their property. This can make get a short sale approval from more difficult because many times the loans are held by different lenders/mortgage companies. The secondary lien holder or “junior lien holder” (holder of the smaller note against the property) would often pursue the seller for a deficiency judgments after the short sale closes. It can be a scary situation to complete a short sale of your Los Angeles home, only to find that secondary lien holds decide they want more than what they received through the short sale process and might come after you for the difference.

If this has been your fear, you can now rest easy. Californians looking to short sell their property are now protected from junior lien holders as well, thanks to Senate Bill 458 that was signed into law on July 15, 2011 and went into effect immediately. The new law prohibits secondary lien holders from pursuing a seller of a short sale property for additional monies owed after the sale is closed. This is truly a victory for California homeowners!

If you find yourself in the position of no longer being able to make the payments on your Los Angeles home, a short sale is now an even better option than foreclosure or bankruptcy than it already was. You can short sell your house and rest assured that once the sale is complete, you can close the books on those loans and never have to look over your shoulder. The new law ensures that once a lender has agreed to accept a short sale payoff on the property, ALL lien holders must consider the outstanding balance as paid in full.

1973 Redesdale Ave Silver Lake -The Jenkyns House

The Jenkyns House, at 1973 Redesdale Avenue in Silver Lake was conceived by Josef Van der Kar in 1960. Currently on its third owners, the The Jenkyns House is a prime example of modernist architecture and carries many of the traits made famous by the architect. Punctuated by walls of glass, open living spaces and a brick wall fireplace, it is easily recognizable as one of Van der Kar’s works.

Josef Van der Kar was a second-generation modernist known both for his political activism as well as his architecture. In the early 40’s, “Van” as he was known to friends, collaborated with fellow architect Gregory Ain (some of whose creations can also be found in Silver Lake) on a postwar housing project. The ‘Community Homes” project was to exemplify utopian ideas but when the FHA imposed covenants to ban sales of the homes to minorities, Ain and Van der Kar refused to comply and project never came to fruition.

Van’s creations are flat roofed, post and beam homes with sliding glass walls that bring the outdoors inside. Interior doors swing or slide away, allowing the occupant to change room configurations for their own purposes- Similar to the Avenel Housing Project in Silver Lake, designed by Gregory Ain in 1947. 1973 Redesdale Avenue in Silver Lake is infused with many of these design elements.

Maybe Some Folks Really SHOULDN'T Buy A Home!

Please help me out with this. There is so much real estate information online these days, I get 'leads' from all over the place but am finding that some of these folks really shouldn't buy a home! I'm not talking about the people who plan to move again in a year, or people whose jobs are uncertain. I'm talking about buyers who simply cannot afford a home.

There are loans out there for everyone and with the 3.5% minimum down payment for FHA loans, there are plenty of people who can qualify. What I seem to be getting alot of these days are potential buyers who qualify for such a small loan and have so little for the down payment and closing costs that they are basically impossible to find homes for.

There is Unrealistic, and then there is Impossible

We've all had clients who are looking for more than they can afford. Normally these buyers come to realize that their first home will not be their dream home and they will have to make some concessions. That 3,000sf home with the pool will have to wait until they are able to trade up somewhere down the line. The issue I'm having lately is the number of leads that come through that don't realize they do not have enough buying power to buy anywhere even close to the vicinity they are interested in.

Los Angeles is huge and like anywhere else, there are a variety of different neighborhoods with houses and condos of all different sizes, conditions and associated price tags. My problem, if you will, is the buyers that simply cannot afford anything within an hour drive of where they want to live. We know they are looking at real estate online, as that's how they found us. How is it that they do not realize that in their current financial situation they simply cannot afford to buy a home- period?

You can't get a Shack for that!

I have a couple of potential clients like this right now. They are nice, sweet folks and I would love to help them. Unfortunately I simply cannot conjure up buying opportunities that do not exist. One couple is looking for a 2-3 unit property for $250,000 or less in an area where they'd be lucky to find a run-down single family home for $100,000 more than they can afford. I've tried directing then to other neighborhoods where there is a miniscule possibility of finding SOMETHING they could buy, but they will not budge from their position. Another young couple is just starting to look for homes but their price point is so low that I couldn't even find them a condo- assuming there are any FHA elgible buildings anywhere near the vicinity they are looking.

I continue to explain to all of my clients that they cannot necessarily 'believe' the list price. I tell them that some properties are priced low in order to either start a buying frenzy or to get ANY offer on a short sale in hopes of forestalling a foreclosure. In all likelihood these properties will never sell for as little as they are initially listed. The true offer price needs to be determined by looking at recent sold comparables and I am more than happy to do the research for them. They get upset that prices sell for more than the list price, and sometimes even think they should be able to offer less than list, regardless of what my research turns up.

What do you tell your clients?

So, what do you tell a person whose buying power is more than $50,000 lower than the cheapest shack you've seen on the market in years? Do you flat out tell them that unless they have a rich relative, they need to continue to rent (for as little as possible) and get to the business of saving up some money? I don't want to be mean and this has nothing to do with "I only sell homes to people who can afford 'X' ". I will help anyone I possibly can! These would-be buyers simply cannot afford to buy property anywhere in the county that would make sense for them based on their needs, lifestyle and the amount of distance they would have to commute to there jobs. If someone wants to buy a car, they see the prices and can easily determine if a car is in their future or not. Yet somehow, many buyers believe that a property they can aford will magically appear and they will soon become happy home owners, regardless of the evidence that this is not the case.

I don't want to simply turn these people away. It's likely that at some point in the future the will be able to afford to buy something and when they reach it, it would be my pleasure to help them buy it. I'm simply having trouble determining the best way to deal with this situation and would love your suggestions!

Curb Appeal- Make That First Impression Count

You Know What They Say About First Impressions- It’s The Same Thing When It Comes To Your Home’s Curb Appeal

Most of us are so used to the way our homes look that we don’t give it much thought, but if you are planning to sell, great curb appeal can make the sale faster, easier, and many times, more lucrative as well. Take a minute to walk across the street and give your house a good look. If what you see is less than stellar, don’t worry, there are inexpensive ways to dress your place for success!

Now That You Have Seen Your House From a Buyer’s Perspective, Make a Plan

Rather than run out to the nearest garden center and buy a flat of flowers, take some time to determine what will make the most sense and still keep you within budget. What plants do you already have? Perhaps you simply need to prune trees, shape bushes, pull weeds and get that lawn back to green! As unfair as it may sound, an unkempt yard can lead a prospective buyer to believe that the house may have deferred issues as well.
If you feel your garden is a little bare and could use an extra punch, make sure that the plants you choose will thrive in the areas you intend to plant them. If you are planting in a shady spot, stick with shade plants. It may sound obvious but unless a plant is labeled ‘full sun’ many plants simply can’t take the heat and your work and dollars will go down the tubes in a heartbeat! Do a little online research or even stop by a local garden center and ask for advice. If you live in a condo or have little or no space for a garden, you can add a couple of big pots with colorful plants on either side of your door. They will brighten your doorway and create a welcoming entrance for visitors.

How Does the Walkway Look?

Replace missing and broken pavers. If you have space, you can all a row of bricks along the edge or plant bright season blooms along the edge to create interest and draw the eye towards the front door. Speaking of doors, a fresh coat of paint on just the front door can make a huge difference in the way your home appears. I have clients who have already told me the first thing they are going to do when they buy a house is paint the front door red! Red may not be your thing, but a bright or contrasting color will definitely add interest and is an inexpensive ‘fix’. Add a nice, new welcome mat and you are good to go.

What About the Backyard?

Agreed, the backyard has nothing to do with curb appeal, but as long as your are working the garden you might as well put some energy in the backyard as well. In Southern California, most people think of the backyards as an extension of their living space. If you have the space and don’t already have one, plant a citrus tree. The Meyer Lemon is a favorite and they grow pretty quickly. I can’t imagine living in L.A. without a lemon tree- it’s almost a requirement! A small tree will grow pretty quickly and won’t cost a whole lot. It will definitely be worth the investment.

Plays and music events provide performance opportunities for the children. There is also an orchestra that has been under the guidance of the same teacher for more than fifteen years. Additional enrichment to the standard curriculum is provided by home-grown in-house Franklin Kids, a parent run after-school program. Students do homework, have a snack and then experience high-quality enrichment in asafe, nurturing setting. Key components of the program include classes in art, theater, science, and physical education. There are also targeted playground activities and creative art projects that are tied to holidays and school events. The latest addition to the program is Farm Franklin's Gardening Club. Farm Franklin was started by a parent and is nurtured by a group of dedicated parents. They have not only beautified the school grounds but are teaching children about environmental awareness. Franklin Avenue Elementary School in Los Feliz is focused on learning but also provides a fun environment for the children with events throughout the year like art shows, their annual talent show, Franklinpalooza and the Pinewood Derby.

Big Bar at Alcove in Los Feliz, Cocktails on the Side?

The Alcove Café & Bakery in Los Feliz is a great spot for lunch or dinner. The Big Bar, which opened last October is a great addition. Though there is some indoor seating, most folks opt for the outdoor patio for salads, sandwiches, desserts. Ah, those desserts! The establishment is one that has you order and pay at the counter and let a courteous staff member bring you your order when it’s ready. No problem, but while you wait for your turn to order you will see a delectable assortment of desserts behind that glass counter! Make sure to save room!

No longer missing from the Alcove is the opportunity to imbibe along with that meal. The Alcove added Big Bar to the mix last fall and patrons are happily having a drink with that meal, thank you very much! How nice to have a glass of wine or a beer with that tasty lamb burger, one of my favorite Alcove entrees. Big Bar is also open to those who’d simply like to enjoy a drink sans meal.

Big Bar can be reached from its own separate entrance from the Alcove patio or directly from inside the Alcove itself via a wide passageway. Big Bar has the feeling of being a part of the Alcove, but also its own thing entirely. The bar has the same relaxed vibe as the Alcove restaurant – come as you are and enjoy yourself. It’s a perfect addition to Los Feliz.

The Big Bar serves a nice selection of beer and wine plus cocktails that tend towards a twist on the classics. You’ll find some interesting mixes like the Los Angeles Cocktail, New Brunswick and the Vie Rose all priced at $12. During happy hour, 4 – 7 p.m. on weekdays, select drinks are $8, well drinks are $7 and $5 will get you a draft beer. You’re bound to find a special or two during happy hour as well. Regardless of when you arrive, you can choose to eat, drink or do both. Big Bar food items are printed on one side of the menu while the Alcove menu is on the opposite side. Patrons can order from either menu at the Alcove or Big Bar making it easy to get what you want all at one time.

If you haven’t been to the Alcove in a while, you might want to try a bloody Mary with Sunday brunch. Not hungry but would like to enjoy a drink out on the patio? Give the Big Bar a try- you won’t be disappointed.

18th Annual Los Feliz Village Street Fair Takes Place on Sunday, July 24

The Los Feliz Village Street Fair will be held Sunday, July 24 from 11am to 10pm on Hollywood BoulevardbetweenVermont and Hillhurst Avenues. After two years with no fair, this one should really be great. There will be many booths and hopefully lots of people out enjoying the selection of foods from Los Feliz Village restaurants and libations in the beer and wine gardens. There will fun and entertainment for all ages including live local bands, dancing, and dance lessons. Kids will love the moon bounce, games, carnival rides and more.

Other entertainment includes performances by Troupe Vertigo and Cirque School of L.A, a chalk art display and various arts and crafts exhibits. Visitors may also be interested in checking out the designer trunk show and runway presentations of Los Feliz Fashion Festival which will showcase local independent designers.

Green Scene a Big Draw

A popular returning feature is the Green Scene Eco Pavilion that will showcase sustainable, organic and eco-friendly products and services. There will also be a new pavilion at this year’s Los Feliz Village Street Fair called Mind Body Spirit which will feature holistic life approaches including yoga, spirituality, and meditation. Both of these Pavilions are hosted by Kris Willey, founder of Women of the Green Generation, a networking group of green minded professional women actively involved in educating and motivating others to engage in sustaining the planet.

Keeping with the green-theme, if you ride the Metro Rail to the Los Feliz Village Street Fair, you can submit your pass to the Metro Booth at the Green Scene Pavilion for a chance to win tarot readings, yoga classes and massages. The fair takes place just one block north of the Metro Redline Station at Sunset and Vermont so leave the car at home, avoid the parking hassle and maybe leave the happy winner of a spa package!

As with many Silver Lake and Los Feliz community events, the Los Feliz Street Fair will have no shortage of live music. The main stage at Hollywood and Vermont will feature A Million Pieces, The Saffron Parade Arabesque Band, Austin Hanks, Dark Matter, One Trick Pony, Charlie Chan Blues Band, Raheem Cohen, Outliar, Polaris at Noon, and Cosmic Suckerpunch. The annex stage at Hollywood Blvd and Rodney Dr. will showcase Atwater Village Glee Summer Camp, Angles, The Soul of John Black, The Mighty Echoes, and Heartbeat House. Ivanhoe Elementary School in Silver Lake is one of the best kindergarten through 5^th grade schools in the LA Unified School System. This school draws families into Silver Lake in hopes of being able to buy a home within its boundaries and take advantage of a great public school education.

According to GreatSchools.org, Ivanhoe Elementary “is among the few public elementary schools in California to receive a distinguished GreatSchools Rating of 10 out of 10.This school has an average Community Rating of 5 out of 5 stars, based on reviews from 39 school community members.” GreatSchools.org is a leading source of information on school performance and includes thousands of parent ratings and reviews. It has become a go-to guide for people looking to find the best school to fit their needs.

You don’t need to read reviews of Ivanhoe Elementary School to know that it is the prized school in Silver Lake. Just ask anyone who’s children are enrolled there what they think! I’ve had many clients choose the home they buy based specifically on being within the boundaries of this terrific school.

Ivanhoe Elementary hosts a regular monthly “Coffee with the Principal”, and provides Silver Lake parents with education on grade-specific math curriculums and other topics. After school enrichment classes at Ivanhoe Elementary include a writer’s workshop, guitar classes, and clubs for reading, Spanish, and math. Math gets some extra attention at Ivanhoe with an Olympiad math problem solving team. Reading is also important for Ivanhoe students and “Miss Heather”is in the library from 9:30 to 4:00, Monday, Wednesday and Thursday and from 9:00 to 3:30 on Tuesday and Friday to help with their reading selections.

Ivanhoe Tops in Tech

As for technology, the Silver Lake elementary school’s website tells us this: “Today’s generation of students looks at technology as part of their everyday environment. To fully meet their needs, technology should be pervasive — always available. The Ivanhoe Technology Program provides 2nd-5th graders with access to a wireless laptop to use at school and at home. The teachers are also provided with technological tools to create learning plans, track student progress and more. The goal is to give kids a great educational experience and prepare them for success in the future. The elementary school experience at Ivanhoe provide Silver Lake kids with strong basics and a head start on their future education.

We’ve all been kids and know that school needs to be more than just books and homework. At Ivanhoe Elementary School there are fun events throughout the year that involve the kids, their parents and the Silver Lake community. Such school events include a spring fiesta, a fitness festival and an international faire where individual grades take on projects that help the visitors experience the culture of foreign countries.

If you want your kids to be supervised after school hours, a franchise called “Champions”runs a formal after school program from dismissal until 6:00 at Ivanhoe. Currently 10 class sessions cost $120 and activities include arts, sports, and classes along with supervised homework, reading time, and free play.
