Ivanhoe Elementary School in Silver Lake - An Excellent LAUSD Public Elementary School

Ivanhoe Elementary School in Silver Lake is one of LAUSD's best elementary schoolsIvanhoe Elementary School in Silver Lake is one of the best kindergarten through 5th grade schools in the LA Unified School System.  This school draws families into Silver Lake in hopes of being able to buy a home within its boundaries and take advantage of a great public school education.

According to GreatSchools.org, Ivanhoe Elementary “is among the few public elementary schools in California to receive a distinguished GreatSchools Rating of 10 out of 10.This school has an average Community Rating of 5 out of 5 stars, based on reviews from 39 school community members.”  GreatSchools.org is a leading source of information on school performance and includes thousands of parent ratings and reviews. It has become a go-to guide for people looking to find the best school to fit their needs.

Just ask anyone who’s children are enrolled there what they think! I’ve had many clients choose the home they buy based specifically on being within the boundaries of this terrific school.

Ivanhoe Elementary hosts a regular monthly “Coffee with the Principal”, and provides Silver Lake parents with education on grade-specific math curriculums and other topics. After school enrichment classes at Ivanhoe Elementary include a writer’s workshop, guitar classes, and clubs for reading, Spanish, and math. Math gets some extra attention at Ivanhoe with an Olympiad math problem solving team. Reading is also important for Ivanhoe students and “Miss Heather”is in the library from 9:30 to 4:00, Monday, Wednesday and Thursday and from 9:00 to 3:30 on Tuesday and Friday to help with their reading selections.

The teachers are also provided with technological tools to create learning plans, track student progress and more. The goal is to give kids a great educational experience and prepare them for success in the future. The elementary school experience at Ivanhoe provide Silver Lake kids with strong basics and a head start on their future education.

We’ve all been kids and know that school needs to be more than just books and homework. At Ivanhoe Elementary School there are fun events throughout the year that involve the kids, their parents and the Silver Lake community. Such school events include a spring fiesta, a fitness festival and an international faire where individual grades take on projects that help the visitors experience the culture of foreign countries.

If you want your kids to be supervised after school hours, a franchise called “Champions”runs a formal after school program from dismissal until 6:00 at Ivanhoe. Currently 10 class sessions cost $120 and activities include arts, sports, and classes along with supervised homework, reading time, and free play.

Is It Really a Buyer’s Market in Silver Lake?

The news is full of how it’s a buyer’s market all over and buyers have all the power when it comes to buying real estate.  Is there a buyer’s market in Silver Lake?

Is Silver Lake a buyers market or a sellers market A buyers’ markets exist when there are more properties for sale than there are buyers to buy them. Such a situation tends to push prices down and give buyers the upper hand in negotiations but does this situation exist in Silver Lake and surrounding areas?

You’ve probably heard that real estate is local. The conditions in one city do not necessary match those of another.  Silver Lake itself seems to be split into both a buyer’s market AND a seller’s market.  Silver Lake has a good number of properties on the market for sure. However, there are also a lot of buyers out there looking at them.

For those properties that are well-priced and in good locations, it is actually a seller’s market.

It was the first open house and there were a lot of people looking.  When we walked in, we were told that the seller already had two offers.  That’s not unusual with a nice property like this one with views of the Silver Lake Hills and garages for all the units. Even though it’s an older building, it is charming and would be a great investment for an owner occupant. Well, the decision was made on who the lucky buyer would be in just a couple of days.  This Silver Lake triplex received TWENTY-TWO offer! Eight of those offers were ALL CASH and above the asking price.  So, there may be a ton of listings on the market, but some of them definitely put the power into the hands of the seller!

Prime Silver Lake properties, whether income properties or single family homes, tend to sell in a hurry. If the price is right the chance of ending up in a multiple offer situation is more than a little likely. The Silver Lake area is very popular for owner-occupants and investors alike.

Does it Take All Cash?!

You don't have to havev all cash to buy a Silver Lake homeDon’t be discouraged if you can’t pay all cash, or if you have a minimal down payment and plan to use FHA financing.  It doesn’t mean that there’s no way you are going to buy a property in Silver Lake.  You simply need to realize that there is a seller’s market on the prime properties but the buyer’s market exists on some of the less desirable ones. If you want the perfect Silver Lake house in the perfect Silver Lake  location then  be prepared to complete for it, offer more than the asking price and give the best terms possible.

You Can Get A Good Deal!

Short sales over priced and stale listings can be the best dealIf you are looking for a ‘deal’ and you want to call the shots, start checking out properties that have been on the market for a long time, properties that are listed as “drive by only” and particularly short sales.    The competition should be much lighter if not completely non-existent!  Then you have a much better opportunity to negotiate a better price and terms for yourself.

Silver Lake California Real Estate Market Statistics

If you are looking to buy or sell a home in the Silver Lake area, you are most likely curious about the current Silver Lake real estate market. Well priced Silver Lake homes are selling relatively quickly with many of the more desirable properties selling in multiple offers. That said, there are still some sellers who are not being realistic about their asking price. Such homes linger on the market until reality sets in or the property listing is withdrawn or expires. There is not a particularly large inventory homes for sale in the area right now. The MLS shows the current active listing inventory of single family Silver Lake homes to be 67, which coincidentally, is the same number of homes that have sold in the first half of the year. The follow chart shows Silver Lake Real Estate Market activity for the Month of June, 2011. Silver Lake Market Statistics Report for the month ending June 30, 2011 Now let’s take a look at some year to date figures from January 1, 2011 through June 30, 2011. These figures are for single family homes in Silver Lake only and to not include Silver Lake condos or income properties. Silver Lake Market Statistics Report for the month ending June 30, 2011 According to the information provided in the MLS, of the total number of single family homes sold in Silver Lake so far this year, 7 where short sales and 8 where bank owned. Approximately 22% of the total sales for the first half of this year were distress sales. Six of the currently active Silver Lake listings are distress sales, just shy of 9%. Silver Lake prices vary by location, school district, property size and condition. The following chart shows that the majority of sale of Silver Lake single family homes this year (46%) have sold between $500,000 and $800,000. If you have been hoping to find a house in Silver Lake for less than $400,000 you’ll see that only 11 homes (about 16%) have sold in that price range since the beginning of 2011. The market for homes in this lower price range is not only very competitive, but the majority of the properties are major fixers, very small, and/or in less desirable areas. Investors have come back into the market and are snapping many of these up for all cash. If you are looking to buy such a home to live in, you do have a time advantage in some cases. Fannie Mae’s “First Look Program” for Fannie Mae-owned foreclosed homes only considers offers from public entities and those seeking to purchase a home as their primary residence during the first 15 days that a property is listed. Leela Thai- a great taste of Thailand in Silver Lake California

Don’t drive west for dinner, drive east to Leela Thai. Located at 1737 Silver Lake Boulevard, the branch of the boulevard that begins south of the Silver Lake Reservoir and the Silver Lake Meadow and migrates to the east of it, Leela Thai provides delicious food for a good price in an arty atmosphere. There are literally over a hundred reviews of Silver Lake's own Leela Thai on Yelp plus more on Urban Spoon. Very cool for the Silver Lake crowd to be getting noticed for good food as well as great music and indy films. Even the L.A. Times declares this Silver Lake Thai restaurant as “cheap and delicious”. Leela Thai has had a love affair as big as an elephant with Silver Lake diners for some time. It’s the elephant you’re looking for, in fact, as you drive Silver Lake Boulevard. A bright yellow sign emblazoned with a bedecked elephant above the terra cotta-colored building lets you know that you are in for another colorful Silver Lake experience. Unlike some Thai restaurants, draped and bejeweled, Leela Thai has encouraged her patrons to create the atmosphere by leaving samples of their own doodles, art, poetry, love letters, and reviews under the glass top on each table. You might say it actually has a Silver Lake vibe!

If you’ve had enough of L.A.’s music scene and its denizens, eat lunch at Leela Thai. Order a 5.95 lunch special, and then take a stroll. Hidden amongst the auto body shops painted like canaries and Smurfs, you’ll find Silver Lake boutiques and galleries (more about that in future posts) replete with local treasures. With less than ten bucks under your belt, you’ll have money left to shop. Eat local. Shop local. In a neighborhood as great as Silver Lake, you’ll be thrilled that you did.
