Do you want to sell in the least amount of time and for the highest possible price?

Of course you do. And that means your home needs to be priced correctly when it comes on the market for the first time. Price your Los Feliz home correctly for a quicker saleThere are several reasons why - the first being that Los Feliz agents with buyers who haven't yet found the perfect home are searching the listings, looking for new possibilities. When those agents see your new listing, they'll examine the photos and read the descriptions. They'll check your square footage and amenities. They'll consider your neighborhood. Then they'll weigh all those elements against the requirements of their buyers who are looking in your price range. If your home looks promising, they'll schedule a showing. As a result, a home for sale will often see the most activity in the first couple of weeks after it comes on the market. It's true that those first buyers may not be "the ones," but if your home makes a good impression on the local agents who show it, they'll be back with other buyers. On the other hand, if they believe it is over-priced, they'll avoid showing it. Agents don't want to waste their time. Next, both buyers and agents search within price ranges. Buyers who can pay up to $600,000 generally don't even look at homes priced at $675,000, nor do their agents. And buyers searching for higher priced homes may want more square footage, more amenities, or a different location. So while sellers may have the idea that they can price high and come down when there's an offer, chances are there won't be any offers. An overpriced house is simply being seen by the wrong buyers.

Of course you can list high and reduce the price later, but that's not a good idea because of buyer attitude. One question agents hear from many buyers is "How long has this house been on the market?" They have a preconceived idea that if a home has been for sale for quite a while, there's something wrong with it. The result is that they either won't want to see it, or they'll view it as a house on which they can make an offer well below market value.

The sad truth is that homes first listed above market value often sell for below market value – and only after an extended listing period.

That's why I take my time and do careful research when preparing a market analysis. The price analysis I give you might not be what you'd like to hear, but it will be an accurate estimate of your home's market value on the day it goes on the market.

Big Bar at Alcove in Los Feliz, Cocktails on the Side?


 

Alcove in Los Feliz  has a great selection of tempting dessertsThe Alcove Café & Bakery in Los Feliz is a great spot for lunch or dinner. The Big Bar, which opened last October is a great addition.  Though there is some indoor seating, most folks opt for the outdoor patio for salads, sandwiches, desserts.  Ah, those desserts!  The establishment is one that has you order and pay at the counter and let a courteous staff member bring you your order when it’s ready.  No problem, but while you wait for your turn to order you will see a delectable assortment of desserts behind that glass counter! Make sure to save room!

No longer missing from the Alcove is the opportunity to imbibe along with that meal. The Alcove added Big Bar to the mix last fall and patrons are happily having a drink with that meal, thank you very much! How nice to have a glass of wine or a beer with that tasty lamb burger, one of my favorite Alcove entrees.  Big Bar is also open to those who’d simply like to enjoy a drink sans meal.

Big Bar has the feeling of being a part of the Alcove, but also its own thing entirely. The bar has the same relaxed vibe as the Alcove restaurant – come as you are and enjoy yourself. It’s a perfect addition to Los Feliz.

The Big Bar serves a nice selection of beer and wine plus cocktails that tend towards a twist on the classics. You’ll find some interesting mixes like the Los Angeles Cocktail, New Brunswick and the Vie Rose all priced at $12. During happy hour, 4 – 7 p.m. on weekdays, select drinks are $8, well drinks are $7 and $5 will get you a draft beer. You’re bound to find a special or two during happy hour as well. Regardless of when you arrive, you can choose to eat, drink or do both. Big Bar food items are printed on one side of the menu while the Alcove menu is on the opposite side. Patrons can order from either menu at the Alcove or Big Bar making it easy to get what you want all at one time.

If you haven’t been to the Alcove in a while, you might want to try a bloody Mary with Sunday brunch.  Not hungry but would like to enjoy a drink out on the patio? Give the Big Bar a try- you won’t be disappointed.

18th Annual Los Feliz Village Street Fair Takes Place on Sunday, July 24

Los Feliz Street Fair

The Los Feliz Village Street Fair will be held Sunday, July 24 from 11am to 10pm on Hollywood BoulevardbetweenVermont and Hillhurst Avenues.  After two years with no fair, this one should really be great.  There will be many booths and hopefully lots of people out enjoying the selection of foods from Los Feliz Village restaurants and libations in the beer and wine gardens. There will fun and entertainment for all ages including live local bands, dancing, and dance lessons. Kids will love the moon bounce, games, carnival rides and more.

Los Feliz Fashion Fest

Other entertainment includes performances by Troupe Vertigo and Cirque School of L.A, a chalk art display and various arts and crafts exhibits. Visitors may also be interested in checking out the designer trunk show and runway presentations of Los Feliz Fashion Festival which will showcase local independent designers.

 


Green Scene a Big Draw

A popular returning feature is the Green Scene Eco Pavilion that will showcase sustainable, organic and eco-friendly products and services. There will also be a new pavilion at this year’s Los Feliz Village Street Fair called Mind Body Spirit which will feature holistic life approaches including yoga, spirituality, and meditation.  Both of these Pavilions are hosted by Kris Willey, founder of  Women of the Green Generation,  a networking group of green minded professional women actively involved in educating and motivating others to engage in sustaining the planet.

 

Keeping with the green-theme, if you ride the Metro Rail to the Los Feliz Village Street Fair, you can submit your pass to the Metro Booth at the Green Scene Pavilion for a chance to win tarot readings, yoga classes and massages. The fair takes place just one block north of the Metro Redline Station at Sunset and Vermont so leave the car at home, avoid the parking hassle and maybe leave the happy winner of a spa package!

 

Los Feliz Street Fair

As with many Silver Lake and Los Feliz community events, the Los Feliz Street Fair will have no shortage of live music. The main stage  at Hollywood and Vermont will feature A Million Pieces, The Saffron Parade Arabesque Band, Austin Hanks, Dark Matter,  One Trick Pony, Charlie Chan Blues Band, Raheem Cohen, Outliar, Polaris at Noon, and Cosmic Suckerpunch.  The annex stage at Hollywood Blvd and Rodney Dr. will showcase Atwater Village Glee Summer Camp, Angles, The Soul of John Black, The Mighty Echoes, and Heartbeat House.  Check here for the list of performance times for both stages.

Come out and support the community and the Los Feliz Village Business Improvement District while eating, drinking and making merry!

Skylight Books in Los Feliz has a terric selection and plenty of events to check outIf you live in the Los Feliz area and you are a book lover, it’s time to crack the cover on the varied and interesting bookstores in and around Los Feliz.

The “best seller” on the list is one of the top independent bookstores in all of Los Angeles. Skylight Books at 1818 N. Vermont Avenue and its Arts Annex at 1814 North Vermont are a wonderful duo and a perfect place to while away an afternoon. Even their website is good reading. Don’t forget to click on the events page - they have readings, signing and special events quite regularly. The store is open 10am-10pm daily so it's easy to find time to put in, you may just have trouble popping back out again!

shelves of books of all kinds in stores throughout Silver Lake and Los FelizFollow Franklin Avenue into Los Feliz-adjacent Hollywood and you’ll find another top spot for book lovers—Counterpoint Records and Books at 5911 Franklin Avenue. Cool and quirky with used books (as well as music and movies) at low prices. A great place for a slightly dusty treasure hunt.

Also on the east edge of Hollywood near Los Feliz is Dokya Books. Essentially a Thai bookstore, there are also books in English. You may find something unexpected here at 5321 Hollywood Blvd.—a wonderful book on gardening or a cookbook you haven’t seen anywhere else around town.

The University of Philosophical Research has many on- campus events and provides online graduate-level degree programs for students "wishing to integrate ancient and emergent contemporary wisdom towards self-development and responsible planetary leadership." The campus is right at the corner of Los Feliz Blvd and Griffith Park Blvd. You've probably driven by it a million times and never even noticed it was there! Stop by and check out the bookstore.

Autry Museum in Griffith ParkJust down the road inside Griffith park is another place you've probably heard of but never been. Their ongoing billboard at the corner of Rowena and Hyperion in Silver Lake regularly annouce their upcoming events and remind us of another place worth checking out. Like most museums, the Gene Autry Western Heritage Museum (4700 Zoo Dr, Griffith Park) has a gift shop. Books on Western American art, Native American culture, arts, and crafts, and cowboys are some of the subjects you will find here.

If you are up for a tour of the museum, you can go it alone or bring a group of 10 or more people and arrange for a personal guided tour of the facility and even have lunch.

franklin village includes a stirp of shops and restuarants ath the base of Beachwood CanyonHeading west on Los Feliz Blvd past Western Ave and you'll land in Franklin Village at the base of Beachwood Canyon before you head up to Hollywoodland. In a prime spot at the corner of Franklin and Tamarind in Franklin Village, the Daily Planet packs a lot of unique surprises behind its magazine stand façade. Once you find a place to park, you’ll have a wonderful time browsing the books and everything else. You might as well grab a bite while you are in the area- Victor's Deli makes one of the best corned beef sandwhiches around!

Back to Hollywood Blvd in Los Feliz, continuing the search for the unusual, The Soap Plant/Wacko bills itself as “the premiere pop culture emporium in Los Angeles.” Home of La Lus de Jesus Press, you’ll discover underground books you won’t find anywhere else.
