You Know What They Say About First Impressions-  It’s The Same Thing When It Comes To Your Home’s Curb Appeal

Most of us are so used to the way our homes look that we don’t give it much thought, but if you are planning to sell, great curb appeal can make the sale faster, easier, and many times, more lucrative as well.  Take a minute to walk across the street and give your house a good look.  If what you see is less than stellar, don’t worry, there are inexpensive ways to dress your place for success!

Rather than run out to the nearest garden center and buy a flat of flowers, take some time to determine what will make the most sense and still keep you within budget. What plants do you already have?  Perhaps you simply need to prune trees, shape bushes, pull weeds and get that lawn back to green! As unfair as it may sound, an unkempt yard can lead a prospective buyer to believe that the house may have deferred issues as well.
If you feel your garden is a little bare and could use an extra punch, make sure that the plants you choose will thrive in the areas you intend to plant them. If you are planting in a shady spot, stick with shade plants. It may sound obvious but unless a plant is labeled ‘full sun’ many plants simply can’t take the heat and your work and dollars will go down the tubes in a heartbeat! Do a little online research or even stop by a local garden center and ask for advice.  If you live in a condo or have little or no space for a garden, you can add a couple of big pots with colorful plants on either side of your door. They will brighten your doorway and create a welcoming entrance for visitors.

If you have space, you can all a row of bricks along the edge or plant bright season blooms along the edge to create interest and draw the eye towards the front door. Speaking of doors, a fresh coat of paint on just the front door can make a huge difference in the way your home appears. I have clients who have already told me the first thing they are going to do when they buy a house is paint the front door red! Red may not be your thing, but a bright or contrasting color will definitely add interest and is an inexpensive ‘fix’. Add a nice, new welcome mat and you are good to go.

What About the Backyard?

meyer lemon trees are a Los Angeles stapleAgreed, the backyard has nothing to do with curb appeal, but as long as your are working the garden you might as well put some energy in the backyard as well. In Southern California, most people think of the backyards as an extension of their living space. If you have the space and don’t already have one, plant a citrus tree. The Meyer Lemon is a favorite and they grow pretty quickly. I can’t imagine living in L.A. without a lemon tree- it’s almost a requirement!  A small tree will grow pretty quickly and won’t cost a whole lot. It will definitely be worth the investment.

1973 Redesdale Ave Silver Lake -The Jenkyns House

The Jenkyns House, at 1973 Redesdale Avenue in Silver Lake was conceived by Josef Van der Kar in 1960.  Currently on its third owners, the The Jenkyns House is a prime example of modernist architecture and carries many of the traits made famous by the architect.  Punctuated by walls of glass, open living spaces and a brick wall fireplace, it is easily recognizable as one of Van der Kar’s works.

 Josef Van der Kar was a second-generation modernist known both for his political activism as well as his architecture. In the early 40’s, “Van” as he was known to friends, collaborated with fellow architect Gregory Ain (some of whose creations can also be found in Silver Lake) on a postwar housing project.  The ‘Community Homes” project was to exemplify utopian ideas but when the FHA imposed covenants to ban sales of the homes to minorities, Ain and Van der Kar refused to comply and project never came to fruition.

Van’s creations are flat roofed, post and beam homes with sliding glass walls that bring the outdoors inside. Interior doors swing or slide away, allowing the occupant to change room configurations for their own purposes- Similar to the Avenel Housing Project in Silver Lake, designed by Gregory Ain in 1947.  1973 Redesdale Avenue in Silver Lake is infused with many of these design elements.

The Jenkyns House at 1973 Redesdale Ave in Silver Lake if as lovely post and beam home, set up off the street with walls of glass providing great views of the Silver Lake Reservoir.  The front half of the house is built over the two-car carport and there is an enclosed garden patio off to side. The outdoor area includes a brick firplace for outdoor entertaining and relaxing.

Silver Lake Architectural Allyn Morris Design Studio and Residence Hits the Market

New to the Silver Lake market is the Allyn Morris Design Studio and  residence at 2390 Silver Ridge Avenue in Silver Lake, California

Mid Century Modern architect, Allyn E Morris (1922-2009) built this unique Silver Lake Architectural of brick, steel and glass at 2390 Silver Ridge Avenue as his own personal residence and studio. The black and white photo from the 50′s shows the home as it still looks today (without the collector car under the carport!)

The cantilevered space  is compact at just 1026sf but feels larger due to its height and the walls of glass that open to expansive views.

Allyn Morris Studio Loft in Silver LakeThe Allyn Morris Studio has a two story living room, dining and kitchen area with the master bedroom on a mezzanine. There are bright red accents throughout the house not only in the steel framing and and railings but in the kitchen and furnishings as well.

The master bedroom loft space is reached by  a spiral staircase of steel.  The staircase itself as visible from inside as well as outside the house is a design statement of its own.

The lower level had been used at the architect's studio but could certainly serve as a second bedroom for its next owner. It's unassuming street view of brick and single carport has changed little since the house was built in 1958.

The interior of this Silver Lake Architectural retains many original details from bathroom fixtures to mosaic and brick work. Stepping into the home is like stepping back in time.

Though the original kitchen of the Allyn Morris Design Studio was demolished, the updated kitchen remains true to the original design and  Morris provided advice and supervision during the remodeling. The cabinetry was painted a bright red to match the spiral staircase and other design elements of the house.

Allyn Morris was a bit of a rebel when it came to his architectural designs.  He studied architecture as UC Berkeley, apprenticed with Lloyd Wright and then moved on to do his own thing. He like to weave slender structures to follow the shape of the land, use steel beams and glass to allow for the best views and natural indoor lighting.  Max Bubeck House is Eagle Rock

The first home he built was the was the 1956 Max Bubeck house  in Eagle Rock-  another multi-level minimalist design of  steel, concrete, and glass.

Allyn Morris designed a number of inventive houses, apartment buildings, offices and shopping center. Most of his work included modern properties built in the 50′s,including the Echo Park apartments which have been converted to the condo complex known as Lago Vista.

More information about the architect can be found online as well as in  in publications such as  "A Guide to Architecture in Los Angeles & Southern California" and " Forgotten Modern: California Houses 1940-1970" by Alan Hess, available at Amazon.

As for the Allyn Morris Design Studio, it is currently listed with Crosby Doe at $668,000 and sure to garner its share of attention.

The Silver Lake Jubilee Takes It To The Streets May 21 & 22

Joyful times arrive in  Silver Lake on May 21st and 22nd when the 2nd annual 2-day music and arts street festival, The Silver Lake Jubilee unfurls a festival of music (50 + bands), comedy, literature (readings & book signings), film, "theater, dance and derby," the visual arts, and neighborhood organizing. If that's not enough to put you over the moon, Jet Propulsion Laboratory will be showcasing a Mars rover! With full schedules of performances on three different stages, even a fraction of the fun cannot be listed here, so make your plans at the Silver Lake Jubilee web site.

Families will enjoy an Eco Children's Grove at the Silver Lake Jubilee where they will be able to learn about community gardens, listen to readings from children's literature, and enjoy a variety of active fun and games. Local schools will be involved as well. There will be plenty of things for kids to do.

In keeping with the ideals of the Eco Grove, the Silver Lake Jubilee, in partnership with Sustain L.A., will have a consistent environmental tone, which includes a ban on plastic water bottles and Styrofoam. The Silver Lake Jubilee will offer access to free drinking water via water fountains set up throughout the festival, and festival-goers are encouraged to bring their own cups or re-usable water bottles. No bottled water will be sold.

Eateries and gourmet food trucks will abound at the Silver Lake Jubilee. Artisans and merchants will offer a variety of beautiful, handmade, and imaginative wares. And in a combined spirit of refreshment and relaxation, there will be also be a beer garden. Like last year, proceeds will benefit the Los Angeles Arts & Athletics Alliance. Sign up as a volunteer and enjoy a few hours of the festival from the other side to support local arts. Then plan some time to rest before the Sunset Junction Festival in August.

Well priced Silver Lake real estate is selling relatively quickly.  There is not a particularly large inventory homes for sale in the area right now. The mls shows the current active listing inventory to be only 52 homes. The follow chart shows Silver Lake Real Estate Market activity for the Month of August, 2010.

Now let's take a look at some year to date figures from January 1, 2010 through August 31, 2010. These figures are for single family homes in Silver Lake only and to not include Silver Lake condos or income properties.

  • Number of Single Family Homes SOLD: 80
  • Highest price - $1,890,000
  • Median price -$735,000
  • Average price -$733,989
  • Lowest price - $172,000
  • Average Days on the Market - 43
  • Average Square footage 1,533.44
  • Average price per square foot- $438.80
  • Silver Lake prices vary by location, school district, property size and condition.  The following chart shows that the majority of sale of Silver Lake single family homes this year have sold between $500,000 and $1,000,000.  If you have been hoping to find a house in Silver Lake for less than $500,000 you'll see that relatively few homes have sold in that range.  This price range is not only very competitive, but the majority of the properties are major fixers, very small, and/or in less desirable areas.

    Aroma Restaurant in Silver Lake - definitely don't curb appraise this one!

    Last night I had the good fortune to enjoy dinner at Aroma Restaurant in Silver Lake. I was there with a group to celebrate a friend's birthday or I may never have tried this fabulous spot.  Aroma is set in a strip mall at the corner of Sunset and Silver Lake Blvd.  Talk about a surpise! I was reminded of the old saying ‘don't judge a book by its cover'.  Who would have known such great food and service would be inside a place with such an unassuming exterior.

    If you are a fan of Italian, I highly recommend Aroma Restaurant. From the hot, fresh bread to the tiramisu, we were not disappointed. My husband had one of the evening's specials- ‘surf and turf' which consisted of a delicious sirloin steak and butterflied shrimp and veggies sautéed to perfection.  My choice was the seafood pasta- also delicious and enough to serve an army.  Needless to say I came home with leftovers.

    Our party took up almost the entire restaurant (Aroma Restaurant probably on seats about 30 people) and between us we tried most of the items on the menu plus a few of the specials including sea bass and lamb chop entrees and one of the most delicious mushroom and cheese mousses I've ever tasted!

    The next time you are in the mood for Italian, give tAroma a try. I can't imagine you'll be disappointed. You'll find it at 2903 W Sunset Blvd, in Silver Lake.
